Green Tree Lodge is located in a peaceful suburb on the outskirts of Livingstone, 10 minutes drive from the airport while still only 3 minutes from the main town centre and 15 minutes to the Victoria Falls and the Mosi-oa-Tunya Game Park.
The property consists of the main house with 4 bedrooms, 5 guest chalets, dining terrace, swimming pool, ablution block, reception office, and staff quarters in a plot size measuring 48 x 65 metres. It is surrounded by a block wall with electric fencing on top. It is a beautiful peaceful setting, with many fully mature, mostly fruit trees, and grassed lawns.It is sold as profitable going concern on a "walk in / walk out" basis.
The total number the lodge can sleep is 16 (including bunks)
All the chalets have their own shower and toilet room. Each chalet includes furniture, a fridge, air conditioner, ceiling fan and TV.
Dining, Bar and Kitchen
The dining room and bar area has 4 dining tables and 16 chairs as well as a wall mounted TV and a 3 piece lounge suite for the bar. The TV system includes four decoders. A wireless internet system includes a router.
The kitchen has a freezer, fridge and electric stove.
The municipal water supply is excellent but there is an emergency water supply which consists of a well, a 5,000 litre tank, submersible pump and booster pump.
The main house has 4 bedrooms and 2 bathrooms The owner occupies the master bedroom suite and his key staff occupy the other 3 bedrooms.
Financial detailsThe Lodge was opened in 2008 with 3 chalets and another two have been added since, so returns from operating with all 5 chalets can only be given since May 2009, when the last one was finished.
The average monthly turnover from opening with 5 chalets (June 2009 to August 2010) is ZK 22,000,000 (US$ 5,000 approx). The relatively small number of chalets is not the full potential of the Lodge and it was the current owners intention to expand. He has planning permission for more chalets and there is a good possibility of acquiring a similar size plot next door. The current monthly expenses are approximately US$3000 per month.
The current owner is the sole owner of the property and there is no mortgage. Ill health and advancing years is requiring him to reluctantly sell.
The lease will expire in 2083 (99 years from 1984).
The price quoted, includes the property and all the assets mentioned above.
